VCT Cleaning and Polishing

Vinyl tile restoration can make your floors look like new

VCT (Vinyl Composition Tile) flooring is durable, inexpensive and easy to install, but it is vulnerable to yellowing, staining, and surface erosion. Especially in facilities where various alkaline or acidic liquids are spilled, or where heavy traffic tracks in asphalt or dirt residue, your shiny VCT floor can look soiled and dull very quickly.

What is VCT?

Vinyl composition tile (VCT) is a finished flooring material used primarily in commercial and institutional applications. Vinyl tiles are composed of colored vinyl chips formed into solid sheets of varying thicknesses (1/8” is most common) by heat and pressure and cut into 12” squares. Tiles are applied to a smooth, leveled sub-floor using a specially formulated vinyl adhesive that remains tacky but does not completely dry. Tiles are typically waxed and buffed using special materials and equipment. Vinyl tile is favored over other kinds of flooring materials in high-traffic areas because of its low cost, durability, and ease of maintenance. Vinyl tiles have high resilience to abrasion and impact damage and can be repeatedly refinished with chemical strippers and mechanical buffing equipment. If properly installed, tiles can be easily removed and replaced when damaged. Tiles are available in a variety of colors from several major flooring manufacturers. Some manufacturers have created vinyl tiles that very closely resemble wood, stone, terrazzo, and concrete. Tiles can easily be cut and assembled into colorful and decorative patterns.

VCT Maintenance

Routine cleaning includes prompt removal of spills, daily dry soil removal and performing one of three wet cleaning options daily or as needed based upon usage, soil load and desired aesthetics. Periodic Scheduled Maintenance should be performed when routine maintenance no longer maintains the optimal appearance.

Daily Cleaning (In House)

  • Immediately - Wipe up all spills and thoroughly clean area with a Neutral cleaner solution (no Bleach or Harsh Chemicals).
  • Daily - Dust Mop, Sweep or Vacuum the floor and thoroughly clean.
  • Daily - Damp Mop Clean the floor using a neutral cleaning product designed for your type flooring.

Rinse the floor thoroughly, allow the surface to completely dry.

Note: Scheduled Maintenance should be performed when Daily Maintenance is no longer providing a satisfactory surface appearance and protection.

OPTION I: Sweep, Mop & Buff
For stubborn Soil and Scuff Marks

  • Dust Mop, Sweep or Vacuum the floor clean.
  • Completely clean the floor using a properly diluted Neutral Cleaner.
  • Machine Buff using a High Speed Rotary Buffer and Finish Enhancer with overlap passes.
  • If satisfactory results are achieved, resume using Routine Maintenance.  If not, go to one of the two following steps.

OPTION II: Top Scrub - Scrub and Top Finish

  • Dust Mop, Sweep or Vacuum the floor thoroughly clean.
  • Scrub using a Heavy Floor Machine or Auto Scrubber.
  • Provide a sufficient amount of agitation and solution contact time to remove the top layer(s) of soil and finish.
  • Rinse the floor thoroughly, allow the surface to completely dry
  • Apply a minimum of 2-3 thin coats of floor finish.

OPTION III: Floor Strip, Clean and Finishing Procedure

  • Dust Mop, Sweep or Vacuum the floor thoroughly clean.
  • Completely clean the floor using a properly diluted floor stripper.
  • Apply plenty of solution over a manageable area with 8-10 minutes contact time.
  • Scrub using a Heavy Floor Machine.
  • Remove slurry using mop and bucket, wet vacuum or auto scrubber.
  • Rinse the floor twice with clean water, allow the surface to completely dry
  • Apply a minimum of 2 thin coats of floor Sealer
  • Apply a minimum of 4 (standard) thin coats of floor finish.
  • Additional coats of finish (6) will provide better protection.
